Ocala Florida weather report October 2019

September was a very odd month here in Ocala. It was the height of hurricane season and traditionally a very rainy month but this September was dry as a bone. That’s not a good thing except for no hurricanes of course. We are supposed to get a lot of rain to replenish the aquifer before going into the winter and spring dry season.

October is a transition month. By the 3rd week of October the humidity goes away and we enter the dry season. This is a great time of year. Warm. Dry. Sunny all the time.

August sales are based on contracts signed in late June and July. The summer is typically our slow period in Ocala real estate sales but we had over 700 closings in August which is tremendous. We are in a sellers market and prices are going up. There is still a good selection of homes and prices here look great compared to other parts of the country.

Ocala Florida Weather Report September 2019

September is the peak of hurricane season in Florida. Hurricane Dorian missed Ocala and went up the coast. Here in SW Ocala all I got was a light shower and a slight breeze. Ocala is probably one of the safest cities in Florida for hurricanes but watching the news for a week in advance not knowing the exact path is stressful. One thing I have learned about hurricanes is that no one knows where they will go until the last 24 hours or so. Dorian was a very slow mover. That gave a huge Bermuda high pressure zone time to move east creating a path up the coast. Hurricanes naturally move north unless they are blocked by another weather system. Let’s hope all the hurricanes miss Florida this year.

Sales were good especially for a July which is a slower month here in Ocala. We are in a sellers market. For example I am selling my pool home and moving to the Del Webb Stone Creek 55+ community. I put my pool home on the market and got 2 offers in only 6 days. The inspection revealed I needed to replace the leach field in my septic system. My buyer wanted me to foot the whole bill even though it was beyond our contracts repair limit. I refused and cancelled the contract and sold my house again the next day to the other buyer who had made a previous offer. That’s the kind of market we are in. Nice houses sell fast for close to list price.

Ocala Florida weather report August 2019

July was really hot even by Ocala standards. August is looking to be the same. It’s going to be in the very high 80’s or low 90’s every day. At 530 am when I get up every morning it’s around 75. It’s humid first thing in the morning and all day long. Afternoon thunderstorms are caused by winds off the Atlantic colliding with wind off the Gulf. They are hit or miss most days. August is when hurricane season really gets going. Hurricanes are fueled by warm ocean water. Hopefully they will miss Florida.

My market report is late this month because I’ve been so busy. Usually business slows down at the end of June and I have some welcome down time during the summer but not this year. Being mostly a buyers agent I an finding when I make appointments to show 10 homes 1 or 2 are under contract and just not put Pending yet. There is still a good selection of homes but not much at all in the low priced range.

May is always a good month for home sales here in Ocala. It has a lot of contracts written in the spring which is prime time for home buyers in Ocala looking to escape the northern winters. Prices keep going up. This is a sellers market.

Ocala Florida weather report June 2019

May was hotter than usual. The heat and humidity started earlier in the month than normal. It has also been very dry. So dry the lawn sprinkler system can’t keep up. We are allowed to water twice a week and that’s not enough with temperatures near 90 and no rain for weeks.

June is the beginning of the wet season. We should shortly be getting afternoon thunderstorms 2 to 4 times a week. It will be hot and humid until the middle of October. That’s summer in Florida.

June is also the beginning of hurricane season. Hurricane season doesn’t really get going until August after the ocean water heats up but this year it seems to be getting warm earlier.

It was a good month for homes sales in April. We are in what I think of as a soft sellers market. As you can see from the Median % of the Original Sales price of 96.2% homes are selling close to the list price but I am not seeing many multiple offers either. Sales in April 2019 were up in volume by 8.9% over April 2018. The average sold price was up 10.7% in the same period. Prices are up but homes in Ocala still look cheap compared to other parts of the country.
