Ocala Palms Golf Course Community
Ocala Palms is a golf course community located in the NW part of Ocala Florida. Ocala Palms is a 55+ community. There are a few frame and vinyl homes but most are concrete block and stucco here. Home prices and sizes vary a lot. The size can range from 1,000 sq ft of living area up to almost 3,000. Ocala Palms has a lot of homes with golf course frontage and a fair number of hard to find 55+ pool homes. HOA fees include the club house, outdoor and indoor pools, tennis, a 24 hour guard at the gate, common area maintenance, curb side trash pickup but not golf. Ocala Palms is a golf cart community meaning you can drive your cart down the road but you can’t make it to any shopping. The HOA is for social activities. The clubhouse, golf course and common areas are not owned by the residents which is not unusual in this area.
4/2015 HOA fees are $185- month. They include the guard at the gate, trash pick up, and use of the amenities, Golf is not included and is extra. There is also an extra $20- monthly fee for cable TV which is mandatory.
Update 3/16 HOA fees are $197- month plus the mandatory cable TV fee. Sales have really picked up over last year.
Update 1/20/2018 HOA fees remain the same at $198 month plus $20 cable tv.
Update 1/23/19 HOA fees are now $205- month.
Update 3/4/2021 HOA fees are now $217- month.

Yes there are actually homes under $100K but they are smaller
Most listings are in the $130’s and $140’s though
My husband and I are interested in Ocala Palms. He is 53 (almost 54) and I am 52. You say that Ocala Palms is an adult community but not 55+. What exactly is an “adult community”? Would our 19-year-old be able to live with us during the summer while home from college? Thanks!

The deed restrictions say ” Minimum resident age is 18. Children may visit up to 30 days in any calendar year ” I don’t know who actually counts the days or how they could track such things

Chain link fences are allows on lots that do not have golf course frontage.

I like Ocala Palms. It has nice homes and you can get a golf lot very reasonable. I think the HOA fees are high for what you get.
Oak Run has similar homes as OP, more amenities, better location off SR 200 and better HOA fees. OTOW just does not do a great job on lawn care and that gets more evident as the homes get older. HOA fees are high too even after you factor in lawn care. Not sure which Del Webb Spruce Creek you mean there is Spruce Creek Preserve in Dunnellon and 2 down in Summerfield.
Is the HOA financially sound? Are there any other fees beyond the 197.00 and 20.00, and does that include them mowing?
The common areas are not owned by the HOA so financial stability is not an issue. No other fees. Lawn care in not included in the HOA fee
Are you able to provide an average for two people in a 2000 square-foot home with a pool what would the electric bill run in the summer; and I imagine you’re heating in the winter. Are these homes all electric? What is the average water bill?
Are all Ocala 55 communities with the same utility provider? are you able to say who has best rates if that’s the case?
I do not have average utility costs. There are too many variables.
There is very little need for heat here. The cost is irrelevant. There are 55+ with natural gas for heat, cooking and water.
There are 3 or 4 electric companies in the area, SECO is cheapest.
Ok, thanks. I know there are some providers whose rates are unreasonable and that’s what I wanted to know. I am also curious why Ocala Palms homes seem so reasonably priced. We are near Tampa where things are more expensive.
I think Ocala Palms home prices are similar to other 55+ here with CBS homes of a similar age. Ocala just has lower prices than near Tampa and probably better insurance and taxes too
Are resident’s guests charged fees for use of the amenities? If so, how much per day and /or per week for use of what? Are any fees for each guest regardless of guest age or proximity to Ocala Palms?
I am not aware of any fees for guests to use the amenities at any Ocala area 55+. There are always fees for golf. There are rules regarding guests in all 55+. If that is a major concern for you I suggest you contact Ocala Palms Management

As of today the lowest priced listing in Ocala Palms is $119,000- and the highest priced home is $259,000-.
There are no town homes or duplex homes in Ocala Palms. There are no 55+ town homes at all here. All homes are 1 story. No 55+ duplex homes.
How are HOA fees typically collected? Are they paid directly to the management company or are they escrowed into the monthly mortgage payment? If they are paid directly, are they paid as a lump sum yearly or monthly, in advance or in arrears?
HOA fees always go to the management company. They are paid monthly or quarterly depending on the community. At closing you pay a coule of months in advance to get started.
Joe is there regular scheduled bingo and poker nights if so what are they
Well you got me on this one. Sometimes a question is just so specific I don’t know the answer. I would guess that there is regular bingo and poker is something between neighbors and friends
is any utilities included in the HOA fee like water or electric and I noticed that it said cable TV an extra $20 is that include internet as well
There are no utilities included in the Ocala Palms HOA fees. The cable fee is for “basic” cable that is very basic and fine it you seldom watch TV. In most cases people upgrade or use a Dish in which case you still pay the basic fee. Internet is available but not included in the HOA fee.

We are considering a purchase in Ocala Palms but heard that the water/sewer bills are much higher than average Marion County rates because the utility company is privately owned. Any information you could provide would be appreciated.
A lot of people complain about water and sewer bills. I don’t think it’s unique to Ocala Palms. A lot of communities have private water. If you are working with a Realtor you could request to see utility bills before making an offer but one person’s bill might be different than your. People with high water bills water their lawn too much
What exactly is included in the HOA fees and do the resident owners take care of their own landscaping?
Included in HOA fees : Trash pickup 2 X a week, use of pools, fitness room and clubhouse, guard at the gate, maintenance of common areas and professional management of the community. There is also limited cable TV for a mandatory $19- a month in addition to the HOA fee.
NOT included in HOA fees : Lawn care or lawn water for individual homes, golf is not included, you pay utilities and maintain the house like any other home.

You can have a chain link fence on lots that are not on the golf course. No one under 18 can live there full time. Kids under 18 can visit for up to 30 days per year.

Yes your 21 yo grandson should be able to live with you. If you are already working with another Realtor you should double check before making an offer. I think the electric is City of Ocala Electric

Hi I have not heard that the OP association is any more strict than usual. All 55+ are pretty strict that’s why these communities always look good.
I also heard that there HOA association was in financial trouble. Have you heard anything like that? Also what are Deed Restrictions?Thanks
I don’t know about any financial problems. The resident HOA is a social organization in Ocala Palms. The clubhouse, common areas and golf course are owned by a private company.

I’m looking into Ocala Palms and Oak Run , both 55 plus communities. Yet and one of your responses I saw that in Ocala Palms someone can live there if they’re just over the age of 21? Is that true? Because then they’re not a real 55 plus community
Hi Ocala Palms is a “real 55+” community. In any 55+ one person on the deed has to be 55 +. A 55 year old for example could have a 45 year old spouse. An adult child could live with their parents as another example. This is the case in all 55+ communities in this area and I assume in other areas as well.
