Spruce Creek Preserve is just off SR 200 in Dunnellon Fl. This is a great location because it is just a short drive to restaurants, shopping and health care in the SW 200 corridor area. Spruce Creek Preserve is a gated, 55+, golf course community.  Houses in Spruce Creek Preserve are frame with stucco or frame with vinyl siding. Homes here can range from 1,000 sq ft of living area to over 2,000 with most being in the middle. HOA fees of around $120- per month which includes the guard at the gate, clubhouse, common area maintenance, curbside trash pickup and basic cable TV. Golf is not included in the HOA fees. Spruce Creek Preserve is a very nice community that shows pride of ownership

Update 3/16 HOA fees are $121- month. Fees are very stable here and it seems like a well run association

Update 1/20/18 HOA fees are $124 month. A great deal.

Update 1/23/19 HOA fees went up to $127- month. A great value still.

      Homes in Spruce Creek Preserve run from $79,000- up to $169,000- as of today with most being between $100- 130K.

      Del Web the developer of Spruce Creek Preserve named all his developments Spruce Creek Something so it can be confusing. There is the original Spruce Creek North, Spruce Creek South, Spruce Creek Golf & Country Club and Spruce Creek Preserve. I never got around to a blog about Spruce creek South or the Gold & Country club.

      I will send you some listings but it is hard for me to respond to requests with a size range. Even in a smaller project like this there are 28 active listings. In larger communities like Oak Run there could be over 100.

      Afternoon

      I’ll set you up a Listing Cart for Spruce Creek Preserve. Like most 55+ homes the majority of homes in Spruce Creek Preserve are 2 bedrooms. Of 33 listings only 6 are 3 bedrooms. Many 2 bedroom homes will have an office / den (no closet). Homes in Spruce Creek Preserve vary a lot in size, from 1100 sq ft to over 2000 sq ft. Smaller homes won’t have the extra room because there isn’t enough sq feet. I’ll send you all the listings so you can see everything that’s available.

    I am interested in any Villa’s that might be available in Spruce Creek Preserve. My parents built one there in 1999, we will be in the area in September 2011 and would like to stop by and look if any available.

      Villas in Spruce Creek Preserve are homes very close together that are on maintained lots. The higher HOA fee ($196-) month includes lawn care & lawn watering.

      In other communities Villas are also on maintained lots but may be attached side by side & not single detached as in SCP.

      Yes there are a few villas but not many and only 1 or 2 on the market at any given time. Oak Run ot On Top of the World have a lot of villas. I will email you the only villa available at his time.

      Yes dogs are allowed. You can also fence your yard as long as the home is not on the golf course. A 4′ chain link fence only.

      I don’t know I don’t do rentals. Seasonal rentals don’t work well for the owners here as there is no rental market at all in the summer so the house sits vacant and the owner still has taxes hoa fees and utilities to pay

    Hi Joe,
    Can you send me some listings for Spruce Creek N?
    We are getting an idea of the communities and researching what would be best for both me and my husband.
    I do have a house that I will be selling myself when I find the right environment that will work for us. I use to have a real estate license and will be selling my own home. Our inventory is low in the area and very desirable where I live so the house will move fast.
