Trilogy Ocala Preserve

Ocala Preserve is a new Trilogy community developed by Shea homes. It is located on SR 27 in the NW horse farm area of Marion County just a couple of miles west of I 75. There may from time to time be a couple of resales but most homes here are new. The HOA fees are currently $395- month but cover a lot. There is outside maintenance including mowing, pruning, lawn care and water for the lawn. You pay for water you use in the house. Trash is not included and is $17- month extra. You also get cable tv the Centurylink Prism Essentials package but a DVR is extra. A blazing fast 100 mg internet is also included in the HOA fee. There is a fitness center with Technogym equipment which can interact with an app on your smartphone. The clubhouse called the Oak House has a restaurant, a special kitchen for cooking classes and private dining area. There is an outdoor heated resort type pool and a lap pool but no indoor pool. There is also a golf course designed by Tom Lehman, The Club at Ocala Preserve. Trilogy at the Ocala Preserve delivers a definite resort feel popular in newer 55+ communities. Of special interest to those who are not 55+ yet is a section of the community that is not age restricted. In addition to all of the above there is a dog park, extensive walking and biking trails, Reflection Lake where you can fish or kayak, pickleball courts, tennis, and a large green area called Reunion Park. The community is gated with a real life person at the gate.

      I’m not sure what the membership fee is. There is a link to the golf course in my blog post though. In general you have to golf quite a bit 3-4 times a week for the membership to be a savings over paying for the round.

    Is the $395 or so fee pretty much all there is? Or are there others like assesments, infrastructure fees,, future amenitiy fees, etc. Also, what are the approx taxes for say, a $200k home there?

      The current HOA fee is $415-. There are no assessments, CDD fees or other fees. I don’t like to estimate taxes but there is a listing on the MLS 1721 sqft living area, 2015 with a for sale price of $235k and the taxes are $2,749 with a homestead deduction. That is an example of an existing home and your taxes may be different.

    Thanks for the reply…we’re probably coming down next spring to check Trilogy (and a few other places) out. Also, I’ve seen several references to the “homestead deduction” when it comes to taxes. We’d be coming from out of state (MN) but I’m not sure if that means anything. Does it have something do do with living there year round and not snowbirding?

    Is Trilogy Ocala a “golf cart” community. Do residents use them to get around and are their basic needs accessible by golf cart?

      Hi Mike
      You can drive your golf cart around the community, visit friends or go to the clubhouse. You cannot leave the property. There are no stores ect adjacent to it.

      In this area only On Top of the World has access to any sort of shopping. It is limited and not at all on the scale of The Villages. Of course prices in The Villages are a lot higher than Ocala

      According to the sales person I work with ” The club and amenities do not turn over to the homeowners “. In Ocala some communities get control of the clubhouse and common areas and others do not.

      I don’t know if there are any planned HOA fee increases for Ocala Trilogy. In general HOA fees track expenses. There is no cap out that I am aware of in any Ocala 55+. Oak Run has something in the bi laws that makes increases track a government index but they seldom raise their fees.

    Is Trilogy at Ocala preserve a land-lease property? Do you own the property your house is sitting on or do you lease it?

      Trilogy Ocala Preserve is fee simple. The land lease is not the norm here. It only effect On Top of the World Central.

            I understand the HOA fee, and the bulk services fee, but, I don’t understand the extra recreation assessment fee of $167.19 a month…The restaurant is on sight and not just for the residents…If, I don’t use the pool, or play pickleball or golf, do I still pay the extra recreation fee? I like everything about Trilogy at Ocala Preserve, just need a few more answers…We saw the models and they are beautiful, the people we talked to were super nice…

            Hi Jerry I don’t think you can not pay part of the fees. Doesn’t work that way. If you are working with there new home sales people you might ask them.

      Sorry I don’t know if there are rental restrictions. I assume there are because communities like this all have them.
