Del Webb Stone Creek

Del Webb Creek is a 55 plus, gated, golf course community located in SW Ocala.  Stone Creek is a newer community that is still under construction with both new homes and resales available. The homes here are concrete block with stucco and range in size from 1450 to over 2400 sq ft of living area. Prices range from about $170,000- to over $400,000- plus for resales.  In addition to the Stone Creek golf course there is a huge clubhouse with a state of the art fitness center, craft and game rooms, a resort style outdoor swimming pool, an indoor heated lap pool, tennis courts, a softball field and even a fishing pond and dog park.  HOA fees are around $185- per month. Stone Creek is conveniently located just north of SR 200 with easy access to shopping, restaurants and health care. If you are looking at the Villages you really need to look at Stone Creek.

Update 6/14 HOA fees are $183- month. Stone Creek came out with new models in January 2014. This is the 2nd time they changed the models since the originals in 2004 so there are now quite a few floor plans.

Update March 2015 HOA fees are now $188- month. Stone Creek is a very hot market right now. This was one of the only 55+ communities to continue building after the real estate market crash. It is not one of the only sources for newer 55+ homes in the area.

Update 3/16 HOA fees are now $192- month. Homes sell fast in Stone Creek and prices are going up.

Update 12/18/17 HOA fees remain at $198 month for homes without lawn care. There are also a few Villas and smaller Garden Series homes with lawn care. This is a very popular 55+ community with great amenities. Houses sell fast here

Update 1/23/10 HOA fees for Classic and Estate series homes are $198- month and the Garden Series that include lawn care are $307- month

Update 3/4/2021 HOA fees for Classic and Estate series homes are $204- month. Garden Series $326- month. Villas $437- month

    My husband and I are interested in the Ocala area. We want to know major differences in Stone Creek and Summer Glen. We will probably put our house in NC on the market in June 2013. Thank you

      Stone Creek and Summerglen are similar like Ford and Chevy. They are one of only a couple of 55+ communities that offer new homes as well as resales. Stone Creek is closer to shopping and health care. Summerglen is less expensive to buy and has lower HOA fees

      There are several reasons to consider a resale over a new home.

      Price The average $/sqft for resales from Jan 1 2013 to today was $106.00 sqft. New home sales that were listed on the MLS for that same period was $115.00 sqft. That is a $9- sqft difference. On a 2000 sqft home it comes out to $18,000.00. In fairness resales are different models than new homes. Builders often bring out new models so they do not compete directly with resales. Also not all builder sales are listed on the MLS and I can only include sales listed on the MLS in my calculations.

      Upgrades Upgrades sell homes but don’t always add a lot to the selling price of resales. Stone Creek homes are not custom homes. There are a limited number of upgrades from the builder. Some owners will buy a basic model and for example and rip out the carpet at closing and install a high end wood or tile floor.

      Location A lot of buyers want a house that does not have another home directly behind it. Adding resales to your search adds choices like location.

      Misconceptions about new homes Buyers who want a new home are often thinking that a new home has no issues or problems. The fact is that all builders have people on staff who specialize in repairing things that went wrong during construction. I had a job like this in my 20’s. I worked for a very well respected builder in my home state of Mass. After moving into a new home the buyer would give us a “punch list” of thing that needed to be fixed.

      Availability Sales are strong in Stone Creek. No one has started a new 55+ community here in Ocala since the market crash in 2007. There are very few choices for new retirement homes. There are not a lot of move in today “spec homes” Most new homes need to be built over a period of several months. As of today there are 25 resales listed on the MLS that can close in 30 to 45 days which is average.

          I think resales can be better deals than new. You may find the current owner has added upgrades or the home has a great location. There is also no guarantee that a new home will be trouble free. Even during the worst days of the market there were very few foreclosures in Stone Creek. I can’t predict the future and I don’t know how you plan to finance.

      When people ask me my favorite community I always say it depends on your budget. In the $160K to $300K range I think Stone Creek is a good choice. I that price range I like Candler Hills and Spruce Creek Country Club as well.

      Stone Creek is Ocala’s most popular 55+ community for homes over $200K. There are both new homes and resales. It is about 2/3’s built out. Not much has changed with the amenities since my first post. They have added a softball field and dog park. There has been talk about an additional pool but no ground breaking yet.

    Hi Joe, Looking at various 55 plus communities, I’ve looked at On Top of the World and Stone Creek, there are pluses and minuses, On Top of the World has gas stoves and Stone Creek has electric. Which one do you think is the best value for your money, comparing HOA fees, amenities, price of home, the way the community is run and best over all? We do not golf, so don’t care about that. We live in Belleview, so not too far, and am confused when comparing communities and new vs. re-sales.

      I think the amenities are much nicer in Stone Creek and the HOA fees are lower.
      OTOW does have gas for cooking and you can drive a golf cart to Publix.
      Stone Creek will be turned over to the residents when built out. OTOW is managed by OTOW forever.
      Homes in OTOW cost less per sqft in most cases
      Resales are often on better more private lots than new
      New homes in OTOW have more open floor plans than older in OTOW. Stone Creek were always pretty open.

    Hello – was interested in both Stone Creek and Del Webb Spruce Creek…I’m guessing you prefer Stone Creek since you’re, I think, living there. they seem pretty comparable to me at least from the websites. Would be interested to see listed homes in both communities…preferably in the $180k to $240k range. Thanks!

      Yes I moved to Stone Creek where I built a new house. The difference between Stone Creek and Spruce Creek is that Stone Creek is newer. Pukte/Del Webb started Stone Creek as they were finishing Spruce Creek off. I also didn’t want to shop down in the Villages which is too crowded for me. I think Spruce Creek has great amenities and grear HOA fees though and is also a good choice.

      I live in Stone Creek. My water bill which includes sewer is about $85- a month. When they vary it’s because you water your lawn too much

    My wife and I are coming down in August. We plan on visiting OTOW in Ocala and Arlington Ridge in Leesburg. I’d prefer to build new as my wife wants certain requirements in our new home. Does Stone Creek still have golf course lots available? And is it a golf cart community?

      Stone Creek is a little over half built out so plenty of golf lots.
      Depends on how you define a golf cart community. You can drive your golf cart around inside Stone Creek but you can’t drive to any stores ect. Happy to help you look for a new home.

      Just checked with my sales person. $60K to $90K lot premiums. There are lots in Wellington, Silver Glenn, Longleaf and Saratoga as of the date of this post. In the future there are new neighborhoods that will open next year with more golf lots.

      Hi Sales in Stone Creek have gone crazy since the beginning of this year. Inventory is low. Nothing under 200K.Only one home a 2 bedroom Noir Coast at 225k.

    Talked with someone who is familiar with the area, said home prices are going up daily. Was looking at a 1300sq home in stone creek seemed to be priced high based on comparable sales within the last three months. They said buyers are not willing to negotiate at all. Is that what you are seeing?

      Every house seems to sell fir more than the last similar house. A lot of homes sell for above list price due to multiple offers.

    Hi Joe my parents are looking to move from California I live in Beverly Hills Florida there are 85 years old and they were looking to have Waterfront near Ormond Beach but they want to be closer to us we live in Citrus County they want a actors over 55 preferably 80 year olds that like to do a lot a lot of activity my dad’s got back problems so they don’t play tennis or golf or anything anymore somebody with an activities director can you recommend a good place in Ocala or surrounding areas thank you

      I think Stone Creek is the best 55+ in the Ocala area. There are a lot of activities. You don’t pay for golf unless you want to play. People are all ages.
