Cherry Wood is a 55 plus retirement community in the SW part of Ocala Florida. Cherry Wood is in a great location just minutes from shopping, restaurants and hospitals. Cherry Wood has a large pool, a tennis court and shuffle board area. There is also a large clubhouse community center. Homes in Cherry Wood are concrete block and stucco construction on 1/4 acre lots. Chain link fences are allowed. This is not a gated community. HOA fees include common area maintenance, clubhouse and pool, a full cable TV package and curb side trash pickup. See my Ocala 55+ communities map for Cherry Wood’s location. Cherry Wood does not have a HOA it is managed by the developer.

Update 3/15 HOA fees are $198- month broken down like this $132- month for management, maintenance of common areas ect, $66- month for cable TV (mandatory) and 2 X week trash pick up. Great block and stucco homes. You can’t beat the home prices here.

Update HOA fees are now $208- month. Home prices are up from last year and up quite a bit from a couple of years ago. Still great prices on CBS homes.

Update 1/20/18 HOA fees are now $212 month. Still the best priced CBS 55+ homes in the area.

Update 1/23/19 HOA fees are now $220- month

Update 3/4/2021 HOA fees are now $238- month

      Update 4/12/2020 – We pay amenities fee of $144 to Cherrywood Property Management (Chris Zacco, Developer) and $99 to Cherry Developers for Spectrum standard cable, trash pickup twice a week, and lawn refuse pickup once a week. There is no HOA because the developer never transitioned it. There is an active social committee and activities. The clubhouse only holds 180 people in the great room and 21 in the card room. The pool room only has 3 tables. There are 740 homes but he Armstrong Homes is building 240 new homes adjacent that may end up using our facilities as well. Except for that, we love living here and people are friendly.

        Isn’t this illegal for the developer NOT to have transitioned per Florida HOA laws? Seems like something is wrong with 5his community…

          It’s not illegal and it’s not uncommon. On Top of the World including Candler Hills and Indigo East as well as Oak Run, Ocala Palms, Trilogy Ocala Preserve, Palm Cay are all pretty much the same as Cherry Wood.

      Cherry Wood is not gated so the streets are public and you shouldn’t drive a golf cart on them. By a golf cart community do you mean can you drive your golf cart to stores ect? If so then On Top of the World is the only community in the Ocala area where you can drive around in the gated community & go to an adjacent shopping center

      Unfortunately rules are vague in most Ocala 55+ regarding pets. “2 small household pets, no poultry or livestock”. In practice I have seen large friendly dogs in Cherry Wood like golden retreivers

    Joe, are the homes ones that you actually own the land and home..not just pay for lot fees?
    Above it says “HOA fees include common area maintenance, clubhouse and pool, a full cable TV package and curb side trash pickup. Cherry Wood does not have a HOA it is managed by the developer.” Which is it..fees or no fees?? Confusing.
    Are there some in the $60,00-$90,00 range. If so could you send me a list of them? Thank you.

      Yes you own the land just like a traditional home.
      Lot fees are only in mobile home parks
      On Top of the World is the only Ocala 55+ where you do not own the land
      Yes there are fees and the fees are not optional
      I just happen to use the generic term HOA fees
      You could them service fees or Community Assoc fees as well

      The deed restrictions state “2 small household pets”. This is common in all 55+ and most not 55+ with deed restrictions. I don’t think anyone actually counts your pets but that is a judgement only you could make.

    I heard that there is a BIG problem with the developer of Cherrywood- that home owners do not have a vote on anything and he controls all of the utilities and fees- no voting on these things by home owners- and verification of this?

      I don’t think there is a big problem. I think there are residents who for some reason did not understand that there is no HOA in Cherry Wood. How anyone can buy a house and not understand the community is beyond me.It is managed by the developer and ownership of the common areas was retained by the developer. This is not unusual in this area.The HOA fee for lack of a better term includes cable TV and not just a few basic stations but a excellent selection from Bright House. You cannot cancel the TV which is not great if you don’t watch TV or are a snowbird. The developer has nothing to do with water, sewer, electric or telephone. On the plus side you will not find a nicer block home for the price in a 55+ in this or most of Central Florida.

        very well said. We live in Cherry Wood and love it. We have a very active home owners association for activities and the developer puts on a free activity about 5 times a year. The only thing we miss out on is the “deacon board” dictating what it is going to look like.

      Hi As of today all houses in Cherry Wood are well under $150,000-. Taxes vary by the value of the home. I will email you listing so you can see home prices taxes ect.

    Hi, I’m handicapped and wood like to know if any of the houses have walk in showers? I live in Ct and have a Premier tub in one of my bathrooms. Could you send me some brochures about your community.

      Almost all 55+ homes and for that matter Not 55+ homes have a walk in shower in the master bath and a tub in the guest bath. Walk in showers have a low edge about 3 inches high.

      I am a buyers agent and do not represent any community. I help buyers find the best community for them. Cherry Wood like all communities that have resale homes and are no longer building new homes does not have any sort of brochure.

      Depends on how old your daughter is. I am not 100% sure about Cherry Wood but 55+ communities in general children under 18 can visit for a period of time per year 30-60 days. Adult children such as a 25 yo can live with a parent 55+. Hope this helps. Email me directly if you need more info and I’ll get you in contact with the property manager

    I have heard about this area and will be doing a drive by soon. It seems that the HOA fees go up every year. My biggest issue is I have 2 dogs , 1 large 1 small. Are there restrictions?

      Hoa fees in Cherry Wood do go up almost every year. They are high for what you get there. Home prices are still excellent for block homes. You can only have 2 household pets. You can have a chain link fenced yard. Deed restrictions are public records and can be found on the clerk of courts website
