Candler Hills is an active 55+ golf course community located in SW Ocala. Candler Hills is a newer part of the On Top of the World Communities. The homes here are of concrete block and stucco construction and built within the last few years. There are new homes for sale and quite a few resales. HOA fees include a 24 hour guard at the gate, common area maintenance, curb side trash pickup, access to On Top of the World amenities, discount golf fees and the exclusive Candler Hills clubhouse and heated outdoor pool. Candler Hills is a golf cart community meaning you can drive your cart down the road. As a matter of fact you could drive all the way to a super market if you were so inclined. You are not allowed to finance more than 80% of the purchase price of a home here. Candler Hills has very high quality and very energy efficient newer home. Candler Hills unlike OTOTW itself is a fee simple community meaning you own the land. There are Community Development District bonds attached to most of the resale homes which add approximately $900- year to your taxes.

Update 3/24/15 HOA fees are currently $229- month. I think resale homes in Candler Hills are a bargain at the present time.

Update HOA fees are $233- month. I still think that resales are a bargain in Candler Hills. These are the best built 55+ homes in our area in my opinion.

Update 1/18/2017 HOA fees have increased to $257.30 per month. I am told there is a very impressive Candler Hills clubhouse under construction. I will update and add pictures when available.

Update 1/4/2018 There is a lot of new home building in Candler West. A new clubhouse and pool have also been added see pictures below. HOA fees went up to $271.44 month.

Update 1/23/19 HOA fees are now $276.24 month and include access to all the amenities in OTOW as well as the Candler Hills Lodge.

Update 1/07/2020 HOA fees have gone up to $282.36

Update 3/4/2021 HOA fees have gone up to $289.56 a month

      Candler Hills does allow dogs as do most 55+ communities. In Candler Hills you could also go to the On Top of the World dog park. However as a large dog owner myself I wonder about the logistics of having a big dog in many 55+ communities. In any 55+ you’d have to keep your cats indoors.

    I have heard various things about OTOTW as far as who owns the land. Are there areas of the community where the homeowner also owns the land? Also I have a listing cart…..how do I change my parameters. After doing more research we have a better idea of what we need and want.

      You own the land in the Candler Hills and Indigo East parts of On Top of the World but not in On Top of the World itself. If you already have a Listing Cart you need to email me and I will have to change your search parameters for you

    Inquiring about homes on golf course or with golf courses available. Home size: 2000 sqft up to 2300 and as low as 1850. New or slightly used ok $250,000 or less. Move in condition. 55+ ok.must be gated.

      Yes you can get a pre owned but not new home with golf course frontage here for under $250K. I got 60 hits but most are under the 1850 sqft minimum size leaving 18 possibilities. I will email you for further details

    I’m interested in 55 plus community and want to take a look at some listings, must be gated and with pool, 3 bed and 2 bath, what is the price range. I currently own couple of rental properties in Silver Spring Ocala.

      There is no size limit on dogs. There is a list of aggressive breeds that are prohibited.

      Taxes vary but a rough ball park for a 1500 sqft house in Candler with a homestead would be about $2500- yr that includes the CDD bond payment. This is an estimate based on listings I looked up on the MLS your taxes may vary.

      HOA fees include use of the private Candler Hills clubhouse and pool, use of OTOTW central facilities, clubs, fitness and pools. You get trash pick up 2 X a week. Not included is golf, water, sewer, lawn care or insurance on the building (like in OTOTW).

    Your site is wonderful. I’m interested in 3 bedrooms, at least 2 baths, great room style if it exists, ranch preferred, back patio (screened). New/resale is ok.
    Have you any hospital information? Fire? Police? Ambulance? Read the “cats indoors” comment about rules. Where may I find more general over 55 rules? Thank you

      I can’t help you with a home search without knowing your price range. You can email me or use my Dream Home Finder to get listings.

      Monroe medical has an emergency room hospital within 1 mile or so of Candler Hills. West Marion Hospital is within 5 miles. There is a fire station within a mile or so. Police is furnished by the Marion County Sheriff with a sub station on SR 200.

    we are looking for 3-2 – maximum 175’s with pay for play golf available; if there is something could you give me the HOA and the cost of golf per round…of course we need info about the properties

      There are quite a few 55+ golf course communities with homes under $175K. I don’t know the per round cost to play golf but all courses are semi public where you can play by the round. Gold prices also vary by the time of year here. Email me directly and I can send you info on homes

    I have not visited the Candler Hills area yet, but have been looking online at properties there. There appears to be a water or sewage treatment plant near the neighborhood. Does it cause odors to be in the air around Candler Hills?

      There is a sewage treatment plant next to the RV self storage area where Candler Hills borders OTOW Central. I don’t remember smelling it when I have been there but that doesn’t mean it never smells at other times.

      In OTOW Central HOA fees differ slightly by the neighborhood and are around $360- a month +/-. Candler Hills HOA fees are $282- month and they do not maintain the exterior of the home or lawn there.

      In my opinion CDD bonds are very unpopular and were hurting sales. Other communities don’t have them.

      Having said that some of the older Candler homes are well built and currently well priced. You have to factor the sales price compared with other homes you might like in other communities along with the CDD bonds which add around $800- yr +/- to your taxes. $800- a year isn’t that bad if you are saving serious $ on the house. When you see taxes online for homes in Candler the CDD bond is already added into the tax you see on the MLS.

    Can you explain the CDD fees further? I am not clear on why resale homes would have them and not new builds. Do they apply to all resale homes in Candler?
    Does Stone Creek have CDD fees?

      There is Candler East the older part with CDD fees and the newer Candler West. The builder learned the CDD fees were very unpopular. There is really no reason I can see for them. Only the older sections of Candler and Indigo have CDD bonds, none in Stone Creek.
