Spruce Creek Golf and Country Club

Spruce Creek Golf and Country Club is a completely built out Del Webb 55+ community located about 15 miles south of Ocala in Summerfield Florida. Spruce Creek Golf and Country Club is also just 10 miles north of the Villages. and all the activities and shopping but without the traffic and the high cost of housing.

There are 3250 homes in Spruce Creek Golf and Country Club on 1600 acres. The age of homes range from 1996 to 2007. The size of homes varies from just over 800 sq ft to over 2800 sq ft of living area. There are different methods of construction. There are frame homes with vinyl siding, a few with aluminum siding, frame and stucco and concrete block and stucco. Most of the frame homes with vinyl or aluminum siding were built prior to 2003.

Home prices in Spruce Creek Golf and Country Club vary quite a bit do to the size, age and construction of the home. There were 75 sales from January1 to August 25 2011 ranging from $89,900- for a 816 sq ft home to $270,000- for a 2344 sq ft home over looking the golf course.

HOA fees are a very reasonable $121.00 per month. They cover professional management services, guards at the 2 gates 24 hours a day, trash pickup, maintenance of the common areas and facilities and the use of the clubhouses and amenities. Golf is not included in the HOA fee.

UPDATE 2-28-12 There were 109 sales in 2011. Prices ranged from $89,000- for a 816 sq ft 2/1 up to $270,000- for a 2400 sq ft home with a private pool. HOA fees remain the same at $121- month.

Update 2-12-2013 HOA fees remain the same at $121- month. There were 166 sales in 2012 ranging from a 1488 sqft foreclosure built in 05 for $79,000- up to $430,000- for a 04 Lexington model with a private pool and gold course view.

Summerglen Ocala Florida

Summerglen Ocala Florida

Summerglen is a 55+ retirement community with a very nice golf course just south of Ocala. There are both new homes available from the builder along with quite a few resales. All homes were  built within the past 6 years. Homes in Summerglen are all concrete block with stucco and range in size from a little under 1500 sq ft of living area to a little over 2500 sq ft. Prices vary a lot but most are from the mid $100K range up to the mid $200′s. As of the time of this blog there is a very reasonable $125- per month HOA fee. HOA fees include maintenance of the common areas, clubhouse and amenities, trash pickup, guard at the gate and lawn mowing but not fertilizing. Summerglen is an active 55+ community with a great clubhouse, heated beach entry pool, fitness center, library, crafts, dog park, softball field, basketball court and a lot more. Two things that Summerglen offers that most other communities don’t have are lawn mowing and free RV parking, both are extra costs elsewhere. Golf is an extra fee. There is also a nice restaurant, Moreno’s Grill located next to the clubhouse.

Update 1/10/2011 : As of today HOA fees are still $125- per month. There were 14 sales in Summerglen between 6/1/10 and 12/31/10 with just 1 sale over $200K and an average sale of $167,400-.

Update 2-28-12 HOA fees remain at $125- month. This is a great deal considering HOA fees include lawn mowing. There were 24 resales in 2011. Prices ranged from $100,000- for a 1,666 sq ft foreclosure up to $245,000- for a pool home on the golf course.

Update 2-12-2013 HOA fees remain at $125- month. There were 46 sales in 2012 ranging from $105,000- for a 1666 sqft home sold as a short sale up to a 2279 sqft home that sold for $210,000-.

Palm Cay is a 55 plus retirement community in the SW corridor area off SR 200 in Ocala Florida. Palm Cay is a great and very affordable Ocala retirement community. Homes here range in size from around 700 sq ft of living area to over 16oo sq ft. All homes are of frame construction with either aluminum or vinyl siding. Prices are as low as $50,000- up to the low $100′s. The houses in Palm Cay are single family style on 1/4 acre lots. Palm Cay is gated with a guard house and has a large clubhouse with a fitness center, craft rooms and full kitchen. Outside there is a  swimming pool, tennis courts, shuffleboard, horseshoes and a lounge area. HOA fees are currently a very low $85- per month. HOA fees include 24 hour guard at the gate, common area maintenance, clubhouse and pool, trash pickup and basic cable TV.

Update 1/10/2011 : HOA fees remain at $85- per month. There were 18 sales from 6/1/10 to 12/31/10 from $31,500- (only 864 sq ft home) to $90,000-. Of these 18 sales 6 were foreclosures.

Update 2-28-12 HOA fees remain at $85- month. That’s a great price for a gated community. There were 41 resales in 2011. Prices ranged from $25,500- for a 1056 sq ft foreclosure in need of total renovation up to $80,000- for a 1404 with a new roof, AC and flooring.

Update 2-12-2013 HOA Fees are $87- month. There were 42 resales in 2012 ranging from a 2/1/1 672 sqft foreclosure for $23,655- up to $101,000- for a 2232 sqft custom model. Note that most homes in Palm Cay are between 900-1500 sqft.

Oak Run Ocala Florida

Oak Run is a large 55 plus community with 2 golf courses. Oak Run is located just off SR200 in the SW corridor area of Ocala. Construction began in 1985 and although Oak Run is almost built out you can still buy a new house from the builder. Oak Run is divided into neighborhoods. These neighborhoods have evolved over a 25 year period and each one has a unique character. The older homes are  frame with aluminum siding. A little later the homes were frame with vinyl siding. The newer homes are concrete block and stucco. As time went by the size of the houses grew as buyers expectations increased over that 25 year period. You will find older homes as small as 700 sq ft of living area and newer homes well over 3,000 sq ft. Prices as you might expect vary tremendously. At the time of this writing list prices are as low as $62,000- up to almost $500,000-. Most homes are in the $100,000- to $200,000- range. HOA fees vary by the neighborhood. In a few areas the homes include lawn care which adds to the fee. In general HOA fees at this time range from $10o- to about $150- with homes that have lawn care being  higher at $216- per month.Amenities at Oak Run are extensive. They include 3 gates with a guard house, basic cable TV, curbside trash pickup and common area maintenance. There is a golf course, several pools including an indoor pool, multiple clubhouses, a restaurant and numerous clubs. Golf is not included in the HOA fee.

Update 1/10/11 : There were 64 sales in Oak Run between 6/1/10 and 12/31/10 from $39,000- (only 960 sq ft) to $230,000-. Of these 64 sales there were only 5 foreclosures and just 2 short sales. HOA fees seem stable.

Update 2-28-12  HOA fees remain the same and vary by neighborhood. There were 117 resales in 2011. Prices ranged from $29,000- for a 892 sq ft frame and vinyl foreclosure up to $243,000- for a 2006 home on the golf course.

Update 2-12-2013 HOA fees vary by neighborhood. There were 171 sales in 2012 ranging from a 2/1/1 784 sqft HUD foreclosed home for $21,500- up to a home built in 04 with 2073 sqft and a private salt water pool. Home prices vary a lot because Oak Run was built over a period of 25 years and the homes changed in size and construction during that time. Each neighborhood has similar homes of a similar age.

Stone Creek is a 55 plus, gated, golf course community located in SW Ocala.  Stone Creek is a newer community that is still under construction with both new homes and resales available. The homes here are concrete block with stucco and range in size from 1550 to over 2400 sq ft of living area. Prices range from about $170,000- to almost $300,000-.  In addition to the Stone Creek golf course there is a huge clubhouse with a state of the art fitness center, craft and game rooms, a resort style outdoor swimming pool, an indoor heated lap pool, tennis courts, a softball field and even a fishing pond.  HOA fees are around $175- per month. Stone Creek is conveniently located just north of SR 200 with easy access to shopping, restaurants and health care.

Update 1/10/11 : There were 17 sales in Stone Creek between 6/1/10 and 12/31/10 from $150.000- and $255,000-. There were no foreclosures or short sales. HOA fees remain at $175- per month.

Update 2-28-12 HOA fees remain the same. There were 20 resales in 2011. Prices ranged from $116,854- for a villa (2 homes attached) sold as a short sale up to $257,000- for a 2413 sq ft home on the golf course.

Update 2-12-2013  HOA fees remain the same. There were 42 resales in 2012 ranging from a 1556 sqft villa (a home attached to another home) for $110,000- up to $260,000- for a 2117 sqft Johnston model with a golf course view. There were also 29 new homes that were listed on the MLS that also sold. Not all new homes are listed on the MLS and I am sure more new homes were sold in house by the builder as well. The new homes are now different models than the resales. New home sales listed on the MLS ranged from $141,000- for a 1392 sqft home up to $308,030- for a 3/3.5/2 2611 sqft home.

Spruce Creek Preserve is just off SR 200 in Dunnellon Fl. This is a great location because it is just a short drive to restaurants, shopping and health care in the SW corridor area. Spruce Creek Preserve is a gated, 55+, golf course community.  Houses in Spruce Creek Preserve are frame with stucco or frame with vinyl siding and a few concrete block with stucco. Homes here can range from 1,000 sq ft of living area to over 2,000 with most being in the middle. HOA fees of around $116- per month which includes the guard at the gate, clubhouse, common area maintenance, curbside trash pickup and basic cable TV. Spruce Creek Preserve is a very nice community that shows pride of ownership

Update 1/12/2011  There were 11 sales in Spruce Creek Preserve from 6/1/10 to 12/31/10. Sold prices ranged from $57,500- (816 sq ft home) up to $185,000- (2617 sq ft) with most sales in the $100-$150,000- range. HOA fees remain stable.

Update 2-28-12 HOA fees remain at $116- month. There were 26 sales ranging from $38,200- for a HUD foreclosure needing renovation up to $160,000- for a 2393 sq ft home on the 14 th fairway of the golf course.

Update 2-12-2013 HOA fees are $117- month. There were 30 sales in 2012 ranging from $50,000- for a 1302 sqft 2/2/2 up to $173,500- for a huge 2325 sqft 3/2/2 with a private pool.

Spruce Creek also referred to as Spruce Creek North is the original Del Web community in Ocala. It is located is SW Ocala just off SR 200 and close to restaurants, shopping and health care. Spruce Creek is not gated but does have a very nice clubhouse and pool. Homes here are site built, frame construction with aluminum or vinyl siding. Sizes are from 800 sq ft of living area to over 1800. Prices here are between $50,000- to $100,000-. Low HOA fees of $85- per month cover common area maintenance, clubhouse, trash pickup and night time security patrol.  Spruce Creek is a very nice, lower priced, retirement community.

Update 1/12/2011 There were 12 sales in Spruce Creek North from 6/1/10 to 12/31/10. Prices ranged from $45,000- to $78,000- . HOA fees remain the same.

Update 2-28-12. HOA fees are $87- month. In 2011 there were 18 resales. Prices ranged from $35,000- for a 1456 sq ft frame and vinyl sided home with a car port and not a garage up to $76,500- for a 1726 sq ft 3/2/2 with a new roof, carpet and appliances.

Update 2-12-2013 HOA fees remain the same. There were 18 sales in 2012 ranging from $32,000- for a 1040 sqft 2/2/1 up to $70,500- for a 1526 sqft 3/2/2.

Ocala Palms Golf Course Community

Ocala Palms is a golf course community located in the NW part of Ocala Florida.  Ocala Palms is within the Ocala city limits. It is not a 55+ community even though you might see it listed as such sometimes. Ocala Palms is an Adult community which means 21 plus. There are both frame and vinyl and concrete block and stucco homes here.  Home prices and sizes vary a lot. The size can range from 1,000 sq ft of living area up to almost 3,000. Homes in Ocala Palms are fairly close together on smaller lots but many lots have golf course frontage. Prices go from below $100,000- up to $300,000-. HOA fees are around $140- per month and include the club house, outdoor and indoor pools, tennis, a 24 hour guard at the gate, common area maintenance, curb side trash pickup, basic cable but not golf. Ocala Palms is a golf cart community meaning you can drive your cart down the road but you can’t make it to any shopping.

Update 1/12/2011 There were 13 sales in Ocala Palms between 6/1/10 and 12/31/10 from $79,900- (1,062 sq ft) up to $190,000-. HOA fees are $175- month. Home prices in Ocala Palms are really great right now and I think this is a must see community.

Update 2-29-12 HOA fees are $185- month. There were 42 sales in 2011. Prices ranged from a low of $55,000- for a 1050 sq ft Villa with frame and vinyl siding construction up to $209,000- for a 2430 sq ft CBS home with exceptional upgrades on a golf course lot. Ocala Palms offers some of the best deals in the Ocala area in my opinion.

Update 2-12-2013 HOA fees remain the same. There were 56 sales in 2012. Prices ranged from $51,000- for an unusually small 825 sqft 2/1/1 up to $180,000- for a 2021 sqft 3/2/2 with a private pool. Great home for these prices.

Candler Hills is an active 55+ golf course community located in SW Ocala. Candler Hills is a newer part of the On Top of the World Communities. The homes here are of concrete block and stucco construction and built within the last 4 years. There are new homes for sale and quite a few resales. Resales are in the $150-250,000- range. HOA fees are currently $210.00 per month and include a 24 hour guard at the gate, common area maintenance, curb side trash pickup, basic cable and high speed internet, access to On Top of the World amenities at a discount price, discount golf fees, the Candler Hills clubhouse and heated outdoor pool. Candler Hills is a golf cart community meaning you can drive your cart down the road. As a matter of fact you could drive all the way to a super market if you were so inclined. You are not allowed to finance more than 80% of the purchase price of a home here.

Update 2-29-12 There were 10 sales in 20111. Prices ranged from $120,000- for a 1583 sq ft home built in 05 up to $225,000- for a 1888 sq ft home with a ton of upgrades. Candler Hills has CDD bonds that add around $800- yr to your taxes. Most sales in 2011 were between $140K and $170K. Considering these prices and the build quality Candler Hills is an excellent buy.

Update 2-12-2013 HOA fees are $224- month. There were 12 sales in 2012. The lowest was a rare foreclosure that went for $82,000-. The next lowest was $130,000- for a 1705 sqft 3/2/2. The highest sale was $228,000- for a 2087 sqft 3/2/2.

Marion Landing Ocala Florida

Marion Landing is a 55 plus retirement community located in SW Ocala. Marion Landing is in a great location just off SR 200 close to shopping, restaurants and hospitals. There is a nice clubhouse with it’s own bowling alley, a large pool, tennis court and even a small fishing pond. HOA fees cover water and sewer, common area maintenance,all amenities and twice weekly curb side trash pickup.  Marion Landing was built over a period of 20 years. There is a mix of homes here.  There are just a few mobile homes from the 1980′s, mostly frame and vinyl construction and some newer block and stucco homes. Even older less expensive homes here show pride of ownership. Prices range from $50,000- for an older mobile to around $175,000- for a CBS home built in the past few years.  HOA fees are $112- per month. Marion Landing is not gated but there is a night time security patrol.

Update 1/12/2011 :  There were 9 sales in Marion Landing between 6/1/10 and 12/31/10 from $25,500- (foreclosed mobile home) to $119,000-  (nice CBS home). HOA fees remain the same.

Update 2-29-12 HOA fees remain the same. There were 26 sales in 2011. Prices ranged from $41,000- for a mobile home. A frame and vinyl home, 1300 sq ft sold for $50,000- a great deal. The highest priced home was a 1868 concrete block and stucco home built in 03 for $121,250- also a great deal.

Update 2-12-2013 HOA fees remain the same at $112- month. There were 31 sales in 2012 ranging from $33,000- for a 1248 sqft mobile home to $120,000- for a nice 1941 sqft CBS home built in 1997.
